DOMESTIC EPC

It is now the law that owners or landlords of domestic properties that are to be sold or rented have an obligation to provide a new buyer or tenant with a domestic Energy Performance Certificate (EPC).

IF YOU ARE SELLING

Current laws state that when you propose to sell a domestic property you are required to have ordered an EPC at the time the property goes on the market. All estate agents must ensure that a full Energy Performance Certificate is uploaded within 28 days of marketing.

If you are renting

The same law applies to a Landlord, whereby they must provide a prospective tenant with a copy of the current domestic Energy Performance Certificate for his designated space.

ON CONSTRUCTION OR “NEW BUILD” EPC

When a “New Build” is being constructed or a property is being converted, a different EPC is required for the completion of the Building Regulations - SAP EPC. The information for the assessment is gathered from the architects’ plans and does not require a visit. There is a set fee for an On Construction Energy Performance Certificate which is £138.00 inc VAT.

COMMERCIAL EPC

EPCs certify how energy efficient a property is by using a rating system from A-G, with A being the most efficient. An EPC is derived from standard information regarding the energy efficiency levels and carbon emissions present in a building when checked against a comparative building.

A recommendation report is provided, specifying how improvements can be made which leads to upgrading the energy rating. A Commercial Energy Performance Certificate is valid for 10 years, or until a newer version is produced.

A separate Energy Performance Certificate is required if your property is a ‘New Build’ called an On Construction certificate. This must be arranged by the person carrying out the work in order to complete the Building Regulations.

Who needs a Commercial EPC?

If you’re looking to sell, rent or build a commercial property, then you’ll need a commercial EPC. There are exceptions to when an EPC is not required:

  • If a building is to be demolished.
  • Temporary buildings with less than two years of usage.
  • An entirely detached building with a total useful floor area of less than 50m2, and not a dwelling.
  • Places of worship.
  • Industrial sites, workshops and non-residential agricultural buildings with low energy demand.
