Invest in property

KYC
After a simple registration, you will need to identify yourself (KYC) due to the AML requirements of a financial regulator.
DEPOSIT
To start investing, you need to make a deposit. You can do this via bank deposit or credit card. The deposited money is being held in a separate bank account until the project is financed and then released to the project.
PROJECT FINANCING
With the release of the financing amount, the definitive contracts are being signed and real guarantees are installed.
INTEREST / INCOME
As time goes on - you will receive payments as per the project schedule.
MAIN PAYMENT
Once the project deadline is reached, the project will repay the principal amount with the outstanding interest in your Reinvest24 account.
PROJECT FINANCING
The project can reach the Reinvest24 platform in different ways. Our team is constantly monitoring the market for projects with good potential or the Borrower can look for us.
After that, the Reinvest24 team performs a full audit of the borrower or project and signs the preliminary agreements.
DEVELOPMENT PROJECT
Projects carried out by the Reinvest24 team or by our partners' team. These projects can be guided, mortgage-backed, or backed by additional collateral.
The property is generally owned by our SPV. Interest is being paid with the profit the project generates. We only work with experienced builders who have an extensive track record.
With these type of real estate projects, we are able to provide higher yields and better investment security than lending the funds to third parties, especially in established markets in Europe.
LOAN GUARANTEED BY PROPERTIES
Third-party loan against secured first-rate mortgage. We carry out a full due diligence of our partners and projects we are financing.
The LTV (Loan Value to Value Ratio) of the guarantee can range from 50% to 80% and the duration varies from 6 months to 36 months.
We work with a few reliable and experienced developers, instead of taking on many projects that want to get funding. It's easy to distribute money and much harder to get it back. We prefer not to risk our investors' money.
NPL PROJECT
We buy the default loan secured by a guarantee. Typically, these loans have a first tier mortgage on real estate with an LTV of up to 60%.
The LTV (funding over collateral value) does not exceed 60% and the proceeds from the sale of this property are used to pay interest to investors.
This way of investing is very safe due to the low LTV and a lot of 'safety space' in the value of the guarantee. The implementation of this type of project takes 0.5 to 2 years.
LEASE PROJECT
We buy property from SPV and lease it for the long term to reputable tenants. These properties can be renovated or rebuilt before being rented.
Separate is used for each project's SPV to keep properties financially independent of each other.
The investor receives the same benefits of being a passive landlord who receives monthly payments from the rent and also benefits from the appreciation of the property, which is paid when the property is sold.
